Houseboat living, especially on one as large as this, is a definite lifestyle change, and it may not be suitable for everyone. For those who love it, it is the best way to live! The slip is deeded and includes trash removal/recycling, parking for 2 vehicles, 24 hr security and regular pumpouts. The slip rental is $1030 per month. Due to the size and nature of this wonderful home, I do not recommend it be used as a second, or vacation home. It requires regular maintenance and upkeep, and therefore a year round presence. There is an efficiency with its own bathroom and simple kitchen facilities on board, that could be rented out to someone to act as year round caretaker. ( This would be be very easy to arrange, and I highly recommend it, if you are not planning to spend more than a couple of months here. They would have very little to do, have a fantastic life, and just have to check the bilge pumps and mooring lines a couple of times a year! There is of course, plenty of room for room mates, relatives, friends and guests to live with you and defray the expenses, and yet everyone has their own private space due to the very large size of this wonderful home.
It is registered as a vessel and there fore only requires annual registration/tag renewal. It does NOT qualify for property taxes of any kind, nor does it require any building permits to work on it. This alone, almost completely offsets your monthly slip rental.
Please note; There are some projects that need finishing, but they are all cosmetic or design oriented and do not affect in anyway the structure or safety of the vessel and the home is ready to move into now. A few questions, answered:
The slip has Direct Ocean Access.
Hull is fiberglass covered wood with a newish (5 years old) thick rubber 'diaper' over the top of all that. It does not leak, but it is not a dry bilge due to it being a houseboat, not a boat. There are ventilation and old hose outlets that rain can get in sometimes. You could seal them up, but it is probably better to allow the air to flow, and just maintain the 4 very powerful and all less than 2 years old, bilge pumps. They are connected to 2 separate battery/charger systems, 2 pumps per charger, and can be run from a generator if you ever need to. In 10 years I never have.
The roof does not leak as I give it a coat of Elastomer coating once a year.
You cannot haul it and you would really have no reason to. Think of it as a 3000+ sq ft, 4 bedroom, 5 bathroom house with all the extra rooms like the living room, family room, laundry etc., but that floats. I am not aware of any yard in Florida that has that kind of facilities. Any hull work can be done from inside. Also, the rubber diaper has at least another 10 to 15 years of good life left in it, so I would leave it alone. I will provide buyer with contact information for everyone who has ever done any work on the home, as they know it well, and will able to guide you in the future should you need it.
Whoever buys it can replace it with anything they like. There is no restriction on what kind of vessel is allowed in the slip. If it fits, and it floats then its fine. An empty slip of this size in a local private marina, would cost at least $325,000, if you can find one. (There are none in Key West). This is a deep water, DOUBLE WIDTH Slip (36ft) for up to a 60 ft long vessel. Very rare, if not impossible to find anywhere in the Keys, let alone in the heart of Key West!
Marina is very pet friendly, there is hardly a home that does NOT have a dog and there are many cat owners and a few lizard lovers also. They all obey leash laws and the marina provides 'poop bag' stations and special trash cans for them all around the common Marina areas.
It is fully wired for Direct TV, Satellite TV in 5 rooms and also Cable (Comcast) OR High speed DSL internet (AT&T). The cable can also be used for Comcast TV, if you don't like Direct TV.
